10-step Home Buying Process

Below is an overview of the steps I will take to help you find the perfect home.

  1. Initial Consultation – this is a no-pressure meeting that allows me to sit down with you to discuss your goals and how I can help. We will talk in simple terms about my approach to buying a home and I will listen to and answer any questions you may have. During this meeting we also sign the Exclusive Buyer Representation Agreement. My commitment to you is that I will work tirelessly at getting you the home of your dreams. In return, I expect your loyalty.
  2. Mortgage Pre-Approval – it is important to connect with at least one lender and complete the mortgage pre-approval process. This will give you an essential tool you need to make an offer once you find the right home and also gives you budget. I have several lenders that I will be happy to put you in contact with.
  3. MLS Updates – I will set up an email search, based on your parameters, so that you will receive updates about properties as soon as they hit the market. You will no longer have to spend hours searching Zillow, Trulia, Realtor.com, etc., just to find out that the home you like is already sold or in escrow. With this search, you will have access to the same information that real estate agents do. As properties become available I will make recommendations and help you narrow your list.
  4. Showings – working around your schedule, I will make appointments to show you the homes you have chosen to see. This is a crucial part of the home buying process and I will be there to answer questions and provide you with unbiased information on each home and neighborhood.
  5. Market Analysis – eventually you will narrow down your search to a home in a particular neighborhood. I will compile market data on closed sales, homes in escrow and recently closed sales, which will give you the information you need to decide the current market value of the property or properties you are considering for purchase.
  6. Writing the Offer – we will discuss the terms of your offer and compile them in the form of a contract, the Earnest Money Agreement (“EMA”). It is important that you understand all aspects of the EMA and I will go over all pertinent details with you prior to submitting the offer.
  7. Negotiation – every home sale contains a unique combination of wants, needs, circumstances and personalities. I will collect as much information as possible and work with you on creating the best strategy to accomplish your goal. This is one of the most important parts of my job and I take it very seriously.
  8. The Escrow Process – once both parties have come to an agreement on the terms, we go the next step of the home buying process, which is to open escrow. During this period, we set up home inspections, meet with appraisers and stay in close contact with the escrow officer and the lender to make sure we adhere to the timeframes of the contract. My job during this process is to manage all the little details and make sure nothing falls through the cracks. Think of me as the pilot and you as the first-class passenger.
  9. Close of Escrow – this is the main event that we have been working towards. Once we have closed escrow, you are the owner of your new home.
  10. After Close of Escrow – I pride myself on maintaining life-long relationships with my clients and I always strive to continue to add value. Should you have any questions about your home-warranty plan, or need comps for a tax appeal or a loan refinance, I will be there to get you what you need.
